1. COSTS

1.1 Upon signing the Tenancy Agreement, the Tenant must pay:

  • The Security Deposit of $350 (covering the moving trolley and condition of the storage unit)

  • The first month’s Rental Amount

1.2 During the tenancy, the Tenant must pay:

  • The Rental Amount monthly in advance by the invoice due date

  • Any costs incurred by the Landlord in collecting unpaid rent, including legal fees and debt collection costs

2. KEYS & SECURITY

2.1 Tenant’s Responsibility

The Tenant is solely responsible for:

  • Providing their own padlock

  • Securing the storage shed at all times

2.2 Condition of Fittings

At the end of the tenancy, the Tenant must return:

  • All light fittings

  • The moving trolley
    in the same working order as when the storage unit was rented.

2.3 Continuing Rental Obligations

Rental payments continue until all Tenant property is fully removed, even if the tenancy has ended on paper.

3. USE OF STORAGE SHED

3.1 Cleanliness & Condition

The Tenant agrees to:

  • Keep the storage shed clean during the tenancy

  • Return it clean and in good repair at the end
    A cleaning fee up to $100 may be deducted from the Security Deposit.

3.2 Proper Use

The Tenant must:

  • Use the premises solely for storage

  • Not engage in any activity causing nuisance, risk, or disturbance

  • Not engage in activities that increase insurance risk

3.3 Restrictions on Vehicle Use

Engines of cars or boats must not be run inside the premises except when entering or exiting.

3.4 Prohibited Goods

The Tenant must not store:

  • Food or perishables

  • Inflammable, explosive, hazardous or harmful substances

  • Motor fuel, oil, gases

  • Electronic or battery-based fire hazards

  • Any item prohibited by law

3.5 Alterations

No alterations may be made without Landlord’s written consent, including:

  • Screws, nails, hooks

  • Structural changes

  • Any modification to container walls, floors, or fittings

3.6 Damage

If damage occurs:

  • The Landlord may deduct repair costs from the Security Deposit

  • If costs exceed the deposit, the Tenant must pay the additional amount

3.7 Subleasing

The Tenant must not sublet, lease, assign, or share the storage space without written consent of the Landlord.

3.8 Fire Hose Rules

Fire hoses:

  • Must not be used for washing vehicles or cleaning

  • Are for emergency use only

3.9 Drains

The Tenant must keep any drains or water outlets clean while using the premises.

3.10 Indemnity

The Tenant indemnifies the Landlord against:

  • All losses

  • Damage

  • Claims and expenses arising from the Tenant’s misuse, negligence, or breach of this agreement.

3.11 Contact Details

The Tenant must notify the Landlord in writing of any changes to:

  • Tenant contact details

  • Alternate contact details

3.12 Vacating

Upon termination, the Tenant must return:

  • Clean, vacant possession of the storage unit

  • All fixtures that cannot be removed

  • The moving trolley in good condition

4. RISK

4.1 Goods Stored at Tenant’s Sole Risk

The Tenant acknowledges that:

  • All goods are stored entirely at the Tenant’s own risk

  • The Tenant is responsible for all damage, theft, deterioration, mould, heat exposure, water ingress, leaks, fire, infestation, or loss of goods

4.2 Indemnity for Injury or Damage

The Tenant indemnifies the Landlord for:

  • Any property damage

  • Any personal injury arising from the Tenant’s use of the premises.

4.3 Compliance With Laws

The Tenant must comply with all relevant laws regarding storage.
Any costs from violations are payable by the Tenant.

4.4 Fire Safety

The Tenant must:

  • Take all reasonable precautions to prevent fire

  • Ensure stored items pose no fire risk i.e lithium batteries

  • Indemnify the Landlord for any fire-related damage caused by their goods

4.5 Insurance

The Tenant acknowledges that:

  • No contents insurance is provided by the Landlord

  • Tenants are strongly encouraged to obtain their own insurance policy to cover stored items

5. TENANCY

5.1 No Fixed Period Stated

If no tenancy period is listed, a month-to-month tenancy applies. Either party may terminate with two (2) weeks’ notice.

5.2 After Fixed Term Expires

If the Tenant continues after a fixed term:

  • The tenancy becomes month-to-month

  • Either party may terminate with two (2) weeks’ notice

6. TERMINATION

6.1 Notice

Either party may terminate this Agreement by giving 14 days written notice prior to the end of a fixed term to avoid being charged another month’s rent.

6.2 Outstanding Payments

The Tenant must pay:

  • Rent up to the termination date or

  • Until the Tenant notifies the Landlord the unit is fully vacant (whichever is later)

6.3 Refund of Security Deposit

The Landlord will refund the Security Deposit minus any unpaid rent, cleaning fees, or repair costs.

6.4 Authority to Recover Money

By signing this Agreement, the Tenant authorises the Landlord to recover any monies owed under this contract.

6.5 Illegal or Harmful Activity

If the Tenant engages in:

  • Illegal activity

  • Environmentally harmful activity

  • Dangerous storage

The Landlord may terminate the Agreement immediately without notice.
